With each project we undertake, our process involves working with our clients through every step, ultimately creating a sustainable development that serves its residents and exists harmoniously within the larger community.

1. Client collaboration

First, we meet with our client to discuss the feasibility of their proposed project. By comparing their needs with the available resources, we can then adjust the project details bring about a successful application. Our ultimate goal is to have everyone on the same page.

2. Development

As a project moves forward, we take a turnkey approach, handling all major responsibilities, including:

  • Securing tax credits and recruiting investors
  • Obtaining planning, zoning and subdivision approvals
  • Arranging construction and permanent financing
  • Overseeing design and construction
  • Training and supervising management
  • Providing ongoing support

3. Long-term partnership

When all is said and done, we stay on as a partner for 15 years in order to help ensure the development’s compliance and ongoing success.

We discovered Foundations Development at the 2005 NIFA Affordable Housing Conference. As a result, Foundations built a 10-home CROWN project in Wayne. The homes have great curb appeal and have attracted other development in the subdivision.
